Riverside Neighborhood Tour

A neighborhood at the southwestern edge of Cleveland, Riverside borders on Kamm's Corner and Cleveland Hopkins International Airport. The site of a tank plant during the Second World War which is now the IX Center, there is significant opportunity for commercial development near the airport. This community was included in Cleveland's original expansion and is still central to its economic growth today.

Location:It is framed by Brookpark on the southeast and by Fairview Park on the northwest. I-77 comprises the northwestern edge of Riverside and the Berea Airport Freeway (which provides access to Hopkins Airport) is the southeastern edge. Puritas Avenue is the northern border of Riverside while the Southern portion of Riverside is the Hopkins International Airport complex. Neighborhood Map.

After World War II, this neighborhood saw a population increase from 1,422 to 9,715 over just twenty years (1940-1960).

Hopkins International Airport, which was established in 1925, has had an influence on the community of Riverside. Changes include increased safety measures, which involves the acquisition of homes in Riverside to create a "buffer zone". This trend of acquisition resulted in the construction of I-480 and the subsequent loss of over 300 homes in Riverside.

Despite this loss of homes near the Airport, Riverside has seen housing development in other parts of the neighborhood. The area surrounding both Grayton Road and Puritas Avenue is the focus of much construction.

In 1997 the average sales price of a home in this area was $71,161. Over 68% of the housing had a market value between $60,000 and $99,000. Over the past three years, 38% of the housing sold for between $75,000 and 99,000. And 13% sold for over $100,000.

The housing stock is very similar to the adjoining neighborhoods of Kamm's Corner and Puritas-Longmead.

The major shopping center in the areas is at the intersection of Puritas & Rocky River.

Further development in Riverside has resulted in the John Glenn NASA research Center, the I-480 interchange (at Grayton Road) and continued expansion of Hopkins. This provides economic opportunities for the residents of this neighborhood and drives Riverside's economic expansion.

Chelm Management chose Riverside for its Cleveland Business Park, which sits north of I-480 between Rocky River Drive and Grayton Road. Completion is expected by 2005 and should produce anywhere from 80 to 100 new businesses.

Just to the West of Cleveland Business Park is Emerald Corporate Park. This 100 acre site expects to employ 2500 workers and is owned by Amsdell Companies.
Recreational activities are available at Verda Brobst Playfield (West 192nd & Maplewood), the YMCA-Westpark/Fairview (15501 Lorain Ave) and at Gunning Recreation Center. The community also borders the Metro Parks Rocky River Reservation which has bike trails and picnic areas.
